[EN] Aragon, among the regions where it costs the least to recover a home after a default

Non-payment of rent in Spain is one of the most difficult problems faced by property owners. Aragon is among the communities with the lowest average debt due to non-payment of rent and with the shortest periods to recover a home. During the second quarter of 2026, the average amount owed reached 1,878.08 euros, compared to the national average of 3,022 euros.

The Community has, in fact, the second lowest average debt in Spain, only behind Extremadura, where it stands at 1,702.47 euros. After Aragon appear Galicia, with 1,977.47 euros; the Basque Country, with 1,992.68 euros, and Castilla y León, with 2,044.65 euros.

ARAGON, AMONG THE COMMUNITIES WITH THE LEAST DELAY

According to the latest report by the Spanish Society for Guaranteed Rental (SEAG), Aragon is among the territories where it takes the shortest time to recover a home after the first default. The average term is 279.16 days, about 9.2 months, about three months less than the Spanish average, which is 380 days.

Only Extremadura, with 7.2 months, and Asturias, with 7.8 months, have shorter times. At the opposite end of the scale are Murcia, with 17.3 months; Castilla y León, with 16.1 months, and Castilla-La Mancha, with 14.4 months.

MOST CASES ARE SETTLED WITHOUT TRIAL

In Spain as a whole, 81.9% of non-payment of rent registered during the second quarter was resolved by agreement or voluntary surrender of the property, while the remaining 18.1% required legal proceedings.

As for the largest debts, Asturias leads the ranking with 4,629.67 euros, followed by Madrid, with 4,184.58 euros, and Catalonia, with 3,355.15 euros.

The CEO of SEAG, Pedro Bretón, stresses that «amicable resolution continues to be the most effective way to deal with a non-payment of rent» and defends that early action allows reducing debt and avoiding prolonged legal proceedings.
